How Much Does It Cost to Sell a House in Clarksville, IN?
How Much Does It Cost to Sell a House in Clarksville, Indiana?
Selling a house in Clarksville usually costs you agent fees, title and closing fees, your share of property taxes, and any repairs or credits you agree to after the buyer's inspection. Most of those costs can be negotiated, but a few small government fees and your property taxes can't.
Your total depends on your price and your deal. Here's what each cost is and which ones you control in Clarksville, Clark County, Indiana.
The Costs Most Clarksville Sellers See
- Agent fees. These are set in your listing agreement, the contract with your listing agent. They are negotiable, not set by law. Whether you help pay the buyer's agent is also your call.
- Title and closing fees. A title company usually runs the closing, checks that ownership is clear and moves the money. Your purchase agreement says who pays which items.
- Property taxes. Indiana property taxes are paid a year behind, so sellers usually give the buyer a credit at closing. Our post on how much you'd walk away with in Clarksville explains that math.
- Repairs, credits and concessions. After the inspection, a buyer may ask for repairs or money back at closing. A concession means you pay part of the buyer's closing costs, within limits set by their loan.
- Getting ready and moving. Cleaning, small fixes and movers aren't on the closing paperwork, but they still cost you.
The Clark County Detail: Two Small Government Fees
The deed (the paper that transfers ownership) passes through two Clark County offices.
First comes the Sales Disclosure Form. Per the Indiana Department of Local Government Finance, state law requires this form whenever a deed is filed, and the person filing it pays a $20 fee to the county auditor.
Then the deed is recorded. The Clark County Recorder's Office lists $25 to record a deed. Its page notes fees are collected in both offices, which are at 300 Corporate Drive in Jeffersonville.
These fees are small, the title company usually handles them, and your purchase agreement decides who pays. They're a reminder that every line on your closing statement has a name and a payee. If you don't know what a line is, ask.
Which Costs Can You Control?
Government fees and your property tax share are fixed. Agent fees, who pays which title items, repairs, credits and concessions are all negotiable. That second group is where you have room.
This is general information, not legal or tax advice. For questions about your contract or taxes, talk with a real estate attorney, title company or CPA.
A Tip From a Local Agent
Compare offers by your net, not the price. Here's a made-up example. Offer A is $5,000 higher than Offer B, but it asks you to pay $6,000 of the buyer's closing costs. Offer B actually leaves you $1,000 more. Ask for an estimated settlement statement on each offer so you see the real bottom line.
