Is now a bad time to buy a bigger house in Floyds Knobs? Summit Edge Realty

Now is not automatically a bad time to buy a bigger house in Floyds Knobs. It comes down to two things: whether the full monthly payment fits your budget, and whether you plan to stay long enough to make the move worth it.

Nobody can tell you where home prices or mortgage rates will go next. So look hard at your own numbers and at the house itself.

Why "Is Now a Bad Time?" Is a Tricky Question

News stories talk about the whole country. But you are not buying the whole country. You are buying one house, in Floyds Knobs, Indiana, with one payment.

Waiting has its own risks, too. Prices and rates can move either way while you wait. Here are better questions to ask:

• Does the full payment fit? Look at the whole monthly payment, not just the loan. That means principal (the loan amount), interest, property taxes and homeowners insurance.

• Will you stay a while? Buying and selling both cost money. If you might move again in a year or two, a bigger house may not pay off.

• Is your current home ready? Know about how much money your sale will bring before you shop.

If you already own, our post on how much house you can afford when you already own a home walks through the math step by step.

The Floyds Knobs Detail: Bigger Can Mean More to Check

A bigger house in the Knobs may come with more yard or more land. Some homes here use a septic system instead of public sewer. A septic system is a private tank and drain field in the yard that treats the water from your sinks, tubs and toilets.

A septic problem can be a big surprise expense, and it matters more to your budget than any headline. The Floyd County Health Department keeps septic records dated back to 1974. You can ask for a home's record by filling out its Request for Public Records Form. Call 812-948-4726 (option 2, then option 1) with questions.

A record can show when and how a system was put in. It cannot tell you how the system is working today. That is what an inspection is for.

A Tip From a Local Agent

When my buyers look at bigger homes in Floyds Knobs, the first thing I ask the listing agent is simple: "Is it on sewer or septic?" If it is septic, I ask for the county record right away, before we write an offer. Then we add a septic inspection to the inspection period. The inspection period is the window of days after your offer is accepted when you can have the home checked. A little planning up front can save you from a much bigger bill later.

Related Questions

Do I have to sell my Floyds Knobs house before I buy another one?

Not always. Some buyers make an offer with a home sale contingency, which is a clause that makes the purchase depend on their current home selling. Others qualify to carry both payments for a short time, so ask your lender to run both options.

Should I move or just remodel my house instead?

Price out both. In Floyd County, Building and Development Services handles building permits and inspections, so call 812-981-7611 to learn what your project needs before you compare.

How do property taxes work in Floyd County, Indiana?

Indiana caps property taxes on your main home at 1% of its gross assessed value, but only if the home gets the homestead standard deduction, per the Indiana Department of Local Government Finance. When you buy, make sure the deduction is filed for your new home with the Floyd County Auditor. This isn't tax advice, so check with a CPA or the Auditor's office about your situation.
